According to a recent research by JLL, flexible workspaces have emerged as a core pillar of commercial leasing in India, accounting for 20% of the total 77.2 million sq. ft leased in 2024. In this rapidly growing sector, Delhi NCR has taken the lead with a staggering 15.3 million sq.ft. of space leased—more than any other metropolitan region. NCR’s growth in the flexible workspace market reflects the changing priorities of businesses, which are placing greater emphasis on agility, cost efficiency, and high-quality office infrastructure.

Meanwhile, Pune, which has seen active expansion of flexible workspaces in recent times, is also keeping pace, securing second position in the charts. 

Interestingly, Bengaluru—long considered the country’s top flex office market—has been pushed to third place, highlighting the expanding footprint of alternative business hubs.

What’s Driving Flexible Workspace Boom in Delhi NCR?

A variety of factors have come together to drive the swift development of flex office spaces in Delhi-NCR. The region attracts interest not only because it is the national capital but also because it is a bustling business hub serving a wide range of sectors, including technology, consulting, finance, and research-based organizations.

1. Diverse Corporate Demand

The main reason behind NCR’s dominance in the flex office space sector lies in the strong demand from a variety of businesses. While technology companies remain significant occupiers, the region has also seen a sharp increase in interest from consulting firms, research organizations, and even manufacturing units. With hybrid work models becoming the norm, companies are looking at flex spaces as an essential component of their workplace strategy.

The superior infrastructure of Delhi-NCR gives it an edge over other metropolitan cities. What Lies in the Future? 

The flex office sector is poised for exponential growth in the coming years. According to JLL, the operational footprint of flex spaces across India’s top seven cities is expected to exceed 100 million sq. ft. by 2026. While Delhi-NCR and Bengaluru will continue to dominate, cities like Hyderabad, Pune, and Chennai are also expanding their flex office presence, signaling a more geographically diverse landscape.

Tier II and III cities, which have so far played a relatively minor role, are also witnessing a surge in interest. Business hubs in cities like Indore, Kochi, Coimbatore, and Ahmedabad are attracting new flex office setups, reflecting a broader acceptance of coworking spaces across the country.
