Gurgaon Businesses That Found Their Perfect Offices with Hub & Oak

We were recently approached by a D2C brand in the wellness industry that sells chewable vitamins designed to improve hair, nail, and skin health. They had launched their brand out of their residence and were looking for a large office space to build their team and their business. They were also doing batch manufacturing by giving orders to factories to manufacture their product. But soon they realized that it would be much better for them if the team set up their own manufacturing unit in their own space to maintain quality control. Owing to these reasons, they were looking for both an office space and a factory or warehouse land. They were even ready to invest $2 mn to launch a state-of-the-art manufacturing plant but needed the right space to do so.

After understanding their requirement, we started showcasing them premium corporate buildings in Golf Course Extension, such as Magnum Towers and Success Towers. Prices for these buildings range from Rs. 75 to 80 per sq ft with a high maintenance cost of Rs. 20 per sq ft. The CEO was particularly bothered by the high loading of about 40% in these corporate buildings, as he felt that it was too high, and as such, he was paying more only for the premium look and feel of the building.

After this, we suggested them to take a look at some of the property options in Sector 32 and 44. We showed them a few standalone buildings as these properties have lower loading and lower maintenance of about Rs. 10 to 15 per sq ft, even though the rental price was quite similar to Golf Course Extension.

The client was still not satisfied and said he had only a limited budget for this office space and wanted to obtain suitable factory and warehouse land as well. On the basis of his fixed budget, we then changed our strategy and showed him options in Udyog Vihar. At first, the client was not much interested in these properties, as he thought this location was not premium and had old buildings. However, we were able to identify a building that was newly constructed, and the landlord was looking for a long-term tenant. Fortunately, we did the right matchmaking, and the deal went through.

The company is doing well now in its new office space and has grown tremendously since then. It has now become an established brand name across India, selling their products via D2C approach and through retailers. We then worked on their factory space requirement, but that is a separate story.
