In a groundbreaking move that promises to reshape the landscape of luxury housing investment in India, Blackstone-backed ASK Asset & Wealth Management has joined forces with India Sotheby’s International Realty. Together, they’ve launched the ASK Curated Luxury Assets Fund with a remarkable commitment of ₹1,000 crore in equity and an additional green shoe option of ₹500 crore, 

As India’s affluent demographic continues to expand, the appetite for high-end residential properties has surged immensely. Notably, this fund aims to capitalize on this growing demand by deploying capital in Tier 1 cities and popular second-home destinations, including coastal cities, hill stations, and religious hubs. 

The fund is meticulously designed to deliver superior risk-adjusted returns by investing in early-stage luxury residential projects. With a starting price of ₹8 crore for homes, it sets an opulent benchmark, catering to the niche and growing market of ultra-high-net-worth individuals (UHNWIs). 

1000-Crore ASK Fund – A Strategic Plan For Elite Class

The residential sector in India is undergoing a noticeable shift towards premiumization, fueled by burgeoning higher incomes of modern-day professionals and sustained economic growth. 

Homebuyers today are prioritizing larger homes with enhanced amenities, reflecting a significant change in buyer sentiments in the past 2-3 years. This evolution is evident from the rise of big-ticket size properties, which now dominate new launches and sales in the country. 

According to a research report by Knight Frank India, the demand for luxury homes has skyrocketed in the last few years. Apartments priced between ₹2-5 crore witnessed a staggering 400% growth between 2019 and 2024, with an 82% increase in 2024 alone. 

The ultra-premium segment, priced above ₹50 crore, recorded 150 units sold last year, with Mumbai accounting for 67% of these transactions. These statistics underscore a clear trend that luxury real estate is no longer a niche but a thriving segment, driven by India’s growing affluent population.

ASK Curated Luxury Assets Fund is uniquely positioned to tap into this premiumization wave.In compliance with SEBI guidelines, the fund will raise third-party capital from renowned institutional and individual investors, including family offices, HNIs, UHNIs, insurance companies, pension funds, banks, financial institutions, sovereign funds, multi-lateral institutions, and others.
