Top 3 Real Estate Hotspots in Delhi NCR For Modern Investors

Over the last few years, the property market in the National Capital Region has undergone a remarkable transformation. The study revealed that in the first half of 2024, almost 32,200 housing units were sold in NCR, with more than 45% of these sales occurring in the luxury segment. In contrast, in 2019, luxury home sales constituted only 3% to overall share while affordable housing registered more than 49%. 

In the last few months, several micro markets have emerged as a new hub for investors. For instance, Golf Course Extension Road and New Gurugram have turned out to be high growth corridors in recent times, owing to excellent connectivity and vibrant social infrastructure. Similarly, Dwarka Expressway, Sohna Road and Noida Expressway have seen a major turnaround in the overall real estate demand.

Dwarka Expressway 

The much-hyped 29-km long Dwarka Expressway was inaugurated by PM Modi a few months back and it has significantly improved Gurgaon’s connectivity. With the Haryana Government approving a Rs 99.5 crore project to construct service roads on both sides of the expressway, real estate experts predict a surge in both residential and commercial investments.

This Rs 9000-crore project was completed in four phases – two in Delhi other two in Gurgaon, linking Dwarka in Delhi to Kherki Daula in Gurgaon. In the last couple of years, this region has witnessed enormous growth, with large investments from Grade-A developers, resulting in a diverse range of property options including high-rise buildings, gated communities, independent floors, and affordable housing.

For luxury apartments in Gurgaon, Sector 84 and Sector 85 along Dwarka Expressway have become favorable destinations for buyers. 

Sohna Road

Owing to its excellent connectivity with Delhi-Mumbai Expressway, Sohna Road has attracted substantial real estate investments, especially in the residential sector. This proximity to the Expressway gives Sohna Road a seamless access to the six-lane elevated NH-248. This allows individuals hassle-free 15-minute drive to major commercial, retail, and entertainment hubs in Gurgaon such as Cyber City and Golf Course Road.

Noida Expressway

The Noida-Greater Noida Expressway has become a rapidly growing hubspot in Delhi NCR for retail and commercial developments, including shop-cum-offices and high-street retail projects. The corridor also offers seamless connectivity to the upcoming Jewar International Airport via Yamuna Expressway. In addition to this, the Aqua Line Metro, which connects Noida to key areas of Greater Noida such as Pari Chowk and Knowledge Park, further enhances the area’s appeal.

The area has witnessed a significant surge in the demand for high-end commercial complexes, IT parks, and shopping malls, attracting numerous global companies and renowned retail brands. According to the latest research report by JLL, retail developers are eager to launch projects in micro markets of Delhi NCR to expand their footprints.
